Primary Purpose
The Facilities Specialists Sr – General Trades position performs advanced-level maintenance, troubleshooting and repairs and is responsible for the upkeep and improvement of the physical infrastructure and aesthetic environment of COCC facilities. The position assesses building conditions, utilizes technical skills to troubleshoot and repair equipment and facility components, and works independently or in collaboration with other members of the maintenance team to ensure a safe and comfortable environment for faculty, staff, and students. May also act as project lead for assigned projects and work requests.
Essential Duties and Responsibilities
  • Perform a range of preventative and immediate maintenance on building components and systems, including carpentry, painting, plumbing, electrical, HVAC/mechanical, and related components.
  • Participate in planned maintenance projects.
  • Identify and recommend repair and replacement projects which require outside contractors. Assist in procuring estimates and evaluations of projects, monitor contractor work performance, and review new construction and remodel plans.
  • Respond to emergencies both during and after hours to ensure the safe and operational condition of equipment and buildings.
  • Track and update work order status and document progress notes.
  • Position may be assigned to other duties or specific trade work depending on maintenance requirements.

  • Knowledge of and ability to perform general and specialized trade duties, across a variety of disciplines.
  • Knowledge and ability to identify and use common and trade-specific maintenance equipment.
  • Ability to work independently to troubleshoot building maintenance issues.
  • Knowledge of and ability to respond to potential hazards and safety concerns.
  • Ability to identify resources available to accomplish work, including tools, materials, vendors, and contractors.
  • Ability to accomplish assigned work independent of supervision in a timely and efficient manner in frequently changing conditions.
  • Ability to effectively collaborate with other team members on assigned projects.
  • Knowledge of state and local building and fire codes, ADA compliancy requirements, and OSHA standards.
  • Ability to read and interpret building plans and specifications to implement appropriate repair work.
  • Ability to communicate effectively, both orally and in writing, using the English language with or without the use of an interpreter.
  • Ability to maintain a professional demeanor when interacting with COCC staff and students.
  • Ability to operate a computer at a basic level, including the use of Microsoft applications (Word, Excel, etc.) and utilizing the internet for research.
Ergonomic Requirements
Facility Specialists work a regular schedule, Monday through Friday. Individual may be asked to alter work schedule to accommodate maintenance needs, including snow removal utilizing shovels or motorized equipment. This position requires work to be performed both indoors and outdoors, in all temperatures and weather conditions. Work may require frequent ladder use and entering confined areas. Some maintenance areas may have low-light conditions. Strength, coordination, and manual dexterity are required for tool use. Work frequently involves extended standing, kneeling, crawling, and lifting of objects ranging from 10-50 pounds. This position may be exposed to dust and fume particulates, and high-decibel levels generated by equipment and machinery. May be exposed to paints, adhesives, lubricants, and other maintenance-related chemicals. Computers are used less than 25 percent of the time. All individuals are required to be able to perform the essential functions with or without reasonable accommodation.
Minimum Requirements
Education
  • High school diploma or equivalent Experience

Experience:
  • Four years of experience in facilities maintenance and repair in one or more of the following trades: carpentry, electrical, HVAC, or plumbing.

Preferred Qualifications
  • Four plus (4+) years of experience in a building trade.
  • Experience in performing preventative maintenance tasks on HVAC equipment.
  • Trade license in electrical, plumbing or HVAC.
  • EPA Section 608 certification.
  • Familiarity with the operation of Building Automation Systems (BAS).
  • Prior employment in a commercial, public, or educational setting.
