The Director of Housing Facilities & Operations  provides broad and strategic oversight to the Facilities, Operations, and Capital Planning units within the Department of Housing & Residential Life. Provides leadership in the implementation of the Housing Facilities Strategic Plan (HFSP), day-to-day facilities and custodial maintenance without campus housing, and to student service vendors that fall under the purview of Housing & Residential Life. The Director of Housing Facilities & Operations  is one of seven core departmental leaders.

PRIMARY DUTIES AND RESPONSIBILITIES:

Summary of Role

  • Provides leadership and oversight of the department’s partnership with Facilities Operations & Planning, Business Services, and third-party vendors, and other campus and community entities.
  • Serves as liaison and point person to Facilities Planning & Operations, Interior Design, and internal and campus partners in managing projects related to the Housing Facilities Strategic Plan and other constructions and renovation projects.
  • Overall responsibility for facilities management and operations, departmental processes, the planning and execution of construction and renovation projects, and contractual agreements within Housing & Residential Life.

Planning & Program Development

  • Works with consultants, architects, project management staff, and contractors on the conceptual development, design, and construction of small- and large-scale capital projects. Sets design and operational priorities for all capital projects under the purview of Housing & Residential Life.
  • Provide leadership and oversight for the liaison/tenant relationships with various entities with the student housing space, including the Launch Pad, Auxiliary Services (retail dining outlets), other retail outlets, the package & mail center, Outdoor Adventures, and student computer labs.
  • Administers the contract between the centralized mail & package center and the University, students and staff.

  • Represents departmental interests in making contractual arrangements with external contractors/vendors and other University departments regarding telecommunications & related technology along with vending, postal services, laundry services, move-in, and contracted services for housekeeping, grounds, and trucking.
  • Oversees contractual arrangements with external contractors/vendors and other University departments providing services and products to resident students. Contracts and arrangements include the following: Manage day-to-day operations including telecommunications & related technology along with vending, laundry services, and term transitions.
  • Responsible for all capital planning, including project identification, program development and schematic design, in the short- and long-term.

ADMINISTRATIVE RESPONSIBLITIES

  • Provides direction for the facilities management of all residential areas. 
  • Day-to-day management of the Housing Facilities Strategic Plan, including close coordination with architects and design teams, project management teams, and University executive leadership.
  • Provides leadership and oversight for University opening processes, including centralized check in, for the department and coordinates closely with university stakeholders. Coordinates and liaises with Facilities, ABM, Occupancy Management, Residential Life, and other stakeholders to plan and prepare for a comprehensive opening process at the beginning of the Fall and Spring semesters.
  • Assists with, and in the absence of the Director for Housing Technology and Occupancy Management, provides coverage for departmental activities related to access management, including all electronic lock technology and physical key & lock hardware. Liaises with Access Control, Facilities Operations & Planning, and University Information Technology.
  • Provides oversight for all transitional period policies and procedures for department including intersession and summer turnover. Additionally, trains entire department on policies and procedures and provides leadership and follow-up as needed. Liaises between Facilities Operations & Planning and Occupancy Management during transitional periods.
  • Oversees furniture and equipment inventory, including management of off-campus warehouse, for the department.
  • Alongside designee from Residential Life, assists with emergency preparedness, including hurricane preparation and aftermath, for the entire on-campus student population and department.
  • Availability to work evenings and weekends as needed, including answering after-hours phone calls. 

FINANCIAL RESPONSIBILITY

  • Shares oversight of departmental budgets and business planning related to the Housing Facilities Strategic Plan, capital requests, and vendor and contractual arrangements.
  • Responsible for an annual facilities management and custodial budget totaling more than $13M. 
  • Tracks, verifies charges to, and is accountable for all maintenance and operations, furniture, and operational accounts in the department.
  • Responsible for 30-year capital plan that includes deferred maintenance, replacement and refurbishment, and renovations projects. 30-year projections also include fixed equipment, appliances, and furniture inventory. 

Education:

Master’s degree in college student personnel, higher education administration, public administration, education, business, construction, project management or other related field.

Experience:

Minimum 7 years progressive professional experience in a collegiate housing and residential life setting or similarly applicable experience.
