Custodian-Superintendent (Monday - Friday, 7am - 3:30pm, RDO: Sat/Sun)Job Summary:
Under the supervision of officials responsible for the coordination and accomplishment of residence halls housekeeping and maintenance operations, perform housekeeping and maintenance duties in accordance with established standards and procedures.Job Description:
DUTIES & RESPONSIBILITIES:
- May be required to reside in an apartment provided by the college, to permit handling of emergency maintenance and operational problems.
- Is responsible for keeping building public and communal space in clean, orderly, and well-maintained condition.
- Operates, maintains, and regulates steam or hot water equipment in mechanical room to provide heat, hot water, and air conditioning for occupants.
- Performs and records routine maintenance, preventive maintenance, and emergency repairs as required by work orders and/or verbal request in the general maintenance areas of carpentry, plumbing, HVAC, masonry, and electrical trades.
- Maintains, adjusts, and repairs machinery and mechanical equipment in accordance with diagrams, sketches, operating manuals, manufacturers’ specifications, preventive maintenance schedules, and/or supervisors’ instructions.
- Disassembles/assembles machines, equipment, or furniture for servicing, repairs, or replacement of parts.
- Performs equipment monitoring of gauges, control panels, meters, and similar devices.
- Performs plumbing repairs such as unclogging drains in sanitary and outdoor drainage systems, replacement of leaky washers, flushometers, etc.
- Performs general utility functions, such as hanging shelves, bulletin boards, shades, replacement of floor or ceiling tiles, doorknobs.
- Performs laborer and/or semi-skilled duties including drilling, digging, cement mixing.
- Performs maintenance painting, including minor surface preparation such as plastering and spackling.
- Replaces defective bulbs, sockets, switches, fuses, receptacles.
- Assists tradespersons; coordinates with fellow mechanics, as required.
- Performs inventory and inspection duties and report unsafe conditions in buildings and equipment damage.
- Cleans and maintains all public areas, i.e., hallways, stairwells, lounges, lobby, laundry rooms, and basement areas.
- Remove trash and recyclable materials for outside pick-up.
- General cleans student rooms during summer months.
- Moves heavy furniture, supplies, and miscellaneous equipment as directed.
- Sweep and shovels snow from steps and walks at building entrances.
- Performs related duties, as assigned.
Skills, Qualifications & Requirements:
KNOWLEDGE, SKILLS & ABILITIES:
- Machines and Tools : Expected to operate in a professional manner mechanical drain machine, hand drill, hand tools (wrenches, pliers, hammer, paint brushes, ladder, etc.,) floor stripper and polisher, extractor, water vacuum, vacuum cleaner, cleaning solutions and chemicals.
- Working Conditions : Most work is performed inside; some work on building exterior may be required as well as traveling to various College locations both on and off campus.
- Relation to other jobs : Superintendents during his/her shift may interact directly with other Facilities Services staff and College staff members. A pleasant relationship that is supportive of the Facilities Services mission is essential.
QUALIFICATIONS:
Three years’ experience as a superintendent in residential building of more than one hundred persons or four years’ experience as a building custodian and one years’ experience as a maintenance mechanic.
- Experience in use of mechanical equipment is required.
- Experience cleaning or custodial work
- Should be well organized and able to prioritize work. a team player with strong customer service skills.
- Must be able to remain calm during stressful conditions (College events, Opening, Closing, Commencement, building emergencies, etc.)
- Facilities Services Superintendents work in private apartments and student residences and therefore must be able to respect privacy and confidentiality of occupants.
PHYSICAL REQUIREMENT:
- Ability to read, write English and follow oral and written instructions
- Able to bend, stoop, push, pull, lift and carry objects up to 50 lbs., requires average physical strength.
- Must be able to climb stairs.
- Experienced as a Handyperson with plumbing, electrical, painting and residential repair work.
- General knowledge of cleaning terms and safety procedures related to handling of cleaning chemicals, supplies and equipment.
Pay Rate: $33.31/hr regular rate – $24.98/hr probationary rate*
*probationary rate is followed by wage progressions
The salary of the finalist selected for this role will be set based on a variety of factors, including but not limited to departmental budgets, qualifications, experience, education, licenses, specialty, and training. The above hiring range represents the College's good faith and reasonable estimate of the range of possible compensation at the time of posting.
