Summary

UM Health is seeking a Building Systems Controls Supervisor. The successful candidate will have direct supervision over, and manage the work of, Union maintenance personnel in the completion of hospital preventative and corrective maintenance.

UM Health Maintenance is responsible for the 24/7 operations and maintenance of the hospitals and out-building infrastructure which includes but is not limited to the following systems: medical gases, HVAC, electrical power, process, domestic and RO water, pneumatic tube, life safety (doors, fire alarm, fire suppression, power), plumbing, electronic and pneumatic building controls, and interior/exterior architectural finishes.

Responsibilities*

Leadership/People Management
- Set the example for professionalism, teamwork, communication, culture, and continuous improvement
- Be present in the functional environment keeping a keen eye on continuous improvement opportunities
- Lead direct reports (as applicable) for functional efficiency and technical mastery
- Drive team performance in order to optimize customer service
- Promote a positive and productive work environment through sharing information and coordinating the efforts of the different support departments
- Monitor the team's workload in Maximo with prioritization and optimization in mind
- Participate in the resolution of employee complaints and grievances
- Communicate across all mediums with internal and external customers in a timely, concise, and professional manner
- Interview and recommend the employment of applicants for Controls team members
- Ensure accountability of department work records and staff utilized for work performed
- Assist in the resolution of inter-departmental operating challenges
- Administer labor force work processes, material acquisition, and installation and when necessary, discipline in accordance with university disciplinary guidelines
- Seek out training opportunities for the team and make developmental recommendations as appropriate
- Review, edit, approve hourly team member payroll

Controls Architecture/Programming Support
- Promptly respond to and address controls system network infrastructure issues. Controls suite encompasses ASI, Johnson Controls, Honeywell, EBI, KODE, and Siemens Desigo which        actively supports over 250,000+ monitored points across 75,000+ pieces of equipment institution wide.
- Routinely review controls function with a focus on energy conservation, occupant comfort, and equipment up time
- Establish and fortify strong professional working relationships with internal and external customer leaders and teams
- Collaborate with Systems Monitoring, FPD Engineering, Applications and others to ensure appropriately aligned solution implementation
- Engage necessary technical trainings to build and maintain appropriate skillset.

Technical/Project Oversight
- Coordinate and oversee any outside contractor support needed to maintain controls system function.
- Routinely engage with MM Applications team Business System Analysts and Project Managers as the building automation SME on large scale integration efforts
- Routinely collaborate with MM Energy Engineer on ECM focused projects involving all aspects of mechanical equipment control
- Oversee the functioning and maintenance of building systems including mechanical, electrical, and fire/life safety
- Coordinate system shutdowns with all involved parties and stakeholders for efficient and minimally impactful operation
- Gather and analyze information, prepare operational reports, and evaluate current and proposed services
- Drive facility operations and performance to optimize budgetary compliance, regulatory readiness, customer need, and continuous improvement
- Review project plans and provide comments related to controls scope and BMS integration

Safety & Compliance
- Participate and contribute to various operational meetings and committees
- Maintain and enforce safety standards to assure compliance with University, State and Federal codes and applicable regulations including NEC, NFPA, etc.
- Specify, order, and manage shop supplies and equipment within governing procurement policies and regulations and with a focus to lean practices/efficiencies.
- Ensure self and staff compliance to department & University policies regarding key controls, vehicles, uniforms, attendance, documentation, corporate compliance, integrity, patient privacy and overall safety.


Required Qualifications*
  • 5+ years of experience working with/programming in controls platforms such as ASI, Honeywell, Siemens Desigo, Tridium, KODE OS, etc.
  • Graduation from high school or equivalent.
  • Excellent leadership, oral and written communication skills.
  • Proficiency with reading mechanical prints and controls diagrams.
  • Complete understanding of building automation architecture and configuring sequences of operation.
  • Technical familiarity with HVAC, electrical, plumbing, etc. system function.
  • Demonstrated continuing education and professional development.

Desired Qualifications*
  • 8+ years of hands-on experience servicing, installing, maintaining controls equipment.
  • 2+ years of leadership experience in a technical environment.
  • Experience in health care, public service, or non-profit organizations desired.
  • Bachelor's degree in a related field preferred.

Background Screening
