Reynolds is one of the largest community colleges in Virginia and serves Virginia’s capital city and five nearby counties. Annually, our four campus sites serve approximately 13,000 credit students and provide training for 7,400 students through the Community College Workforce Alliance. The Building and Grounds Manager will manage and supervise all building maintenance operations and grounds college-wide. This position supervises 6 full-time Maintenance Leaders/Electrician in a wide variety of programs and trade skills; as well as supervise all grounds staff. Provides technical expertise to Director of Facilities Management and Planning and other college administrators in decisions relative to maintenance and repair of the facilities. Ensures that the facilities are adequately maintained in a safe manner at a minimal cost. Manages energy usage and reduction program, as well as an effective preventative maintenance program. Provides direction for small renovation/relocation projects and responsible for contractor installation of these projects; may be asked to consult on larger projects as well. This position is expected to respond promptly to college emergencies and is considered “Essential Personnel”, and a first responder to inclement weather and other emergencies, has a state phone and is accessible 24/7 for emergencies.The Building and Grounds Manager will also work on the MS4 Stream Project, making sure Reynolds is compliant with all rules and regulations. Sets up new projects in eBuilder and works with VCCS on several change orders for both A/E firms and contractors.

Special Assignments

May be required to perform other duties as assigned. May be required to assist the agency or state government generally in the event of an emergency declaration by the Governor.

KSA's/Required Qualifications
Considerable knowledge of physical plant operation, maintenance and in methods of construction. Working knowledge of accepted safety procedure and OSHA requirements in all areas of maintenance and facilities operation. General knowledge of the various trades. Demonstrated ability to work from plans for improvement or alteration of buildings and equipment; and to resolve complex trade problems and to recommend improved methods. Demonstrated ability to plan, assign, supervise, and evaluate the work of a varied group of skilled and semi-skilled workers, and serve as a resource to others. Demonstrated ability to read, understand and interpret various policies, procedures and blueprints; ability to communicate effectively with all types of customers, both orally and in writing; and to use a personal computer with current software. Strong administrative skills to include budgeting, project planning, work scheduling and personnel management. An appropriate license or combination of licenses in one or more of the following: Master HVAC, Master HVAC/Gas Fitter, Master Plumber, or Master Electrician is required.  
Additional Considerations
Considerable supervisory experience in one or more of the building trades. Master-level knowledge in at least two basic trades related to maintenance, i.e. HVAC, electrical and plumbing. Inspection certifications in at least three areas of safe work practices and procedures (asbestos, lockout/tag out, etc.) or achievement within 1 year of employment. Valid Virginia’s driver’s license.
