Responsible for the safe operation and maintenance of the university’s high-pressure steam boilers, chillers and other related equipment of the Central Plant.  The incumbent also has responsibilities for the operations and maintenance of building systems throughout the campus, including the monitoring and operation of the Building Automation system.  This position is responsible to perform preventative and corrective maintenance as needed and respond to all emergencies in a timely manner.  This position will also assist other Facilities Services personnel as directed.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

  • Operates all boilers and chillers in a safe manner.
  • Completes testing of water treatment daily and takes actions accordingly.
  • Operates the building automation system, making adjustments as appropriate based on building conditions, electrical demands and gas usage.
  • Performs preventative maintenance on all equipment of the Central Plant and throughout all campus facilities.
  • Performs corrective work orders daily and completes appropriate paper work utilizing the CMS.
  • Performs safety checks and testing as required on sprinkler and fire pumps.
  • Maintains the Central Plant and all mechanical rooms in a clean, orderly and professional manner.
  • Assists contractors, vendors and other facilities service personnel with projects, including but not limited to distributing keys and hot work permits.
  • All other duties as requested.

REPORTING RELATIONSHIPS

This position reports to the: Chief Engineer. Assists and works with all Facilities Services personnel as needed.

REQUIRED KNOWLEDGE, SKILLS, ABILITIES AND KEY COMPETENCIES

Must perform the following essential functions with or without a reasonable accommodation:

  • Knowledge and experience in the operation of high-pressure steam boilers.
  • Knowledge and experience in the operation of a chiller plant.
  • Knowledge and experience with computerized building automation systems.
  • Experience in the use of water/chemical treatment programs.
  • Knowledge and experience in the use, repairs and maintenance of pneumatic and DDC controls.
  • Knowledge and experience in the operation, maintenance and repairs of HVAC and refrigeration systems.
  • Must have good troubleshooting skills on mechanical and electrical systems.
  • Must be able to read blueprints.
  • Ability to communicate both verbally and in writing.

MINIMUM EDUCATION/EXPERIENCE

  • High School Diploma or GED equivalent
  • 3 years of experience operating and maintaining a high-pressure steam boiler
  • Minnesota 1st Class B Engineers License (or higher)

PREFERRED EDUCATION/EXPERIENCE

  • Post High School education/training in HVAC, refrigeration, building controls and/or other related fields.
  • Operations and maintenance of a high-pressure steam boiler plant and building systems on a higher education campus.

REQUIRED LICENSURE/CERTIFICATION/REGISTRATION

  • Minnesota 1st Class B Engineers License (or higher)

WORKING CONDITIONS / EQUIPMENT

Must perform the following essential functions with or without a reasonable accommodation:

  • Requires the ability to work in a noisy environment.
  • Ability to perform the physical demands of the job (e.g. lifting over 50 pounds, climbing and working from ladders to heights over 20 feet, working from kneeling and stooping positions).
  • Ability to work outside during extreme weather conditions (e.g. rain, snow, freezing temperatures, heat and humidity).

ADDITIONAL INFORMATION

  • This is a part time, 0.5 FTE non-exempt position which does not require a minimum of 40 hours a week, 12 months a year.
  • Is a member of a local unionized bargaining unit.
  • This position requires overtime during peak seasons.
  • Occasional night and/or weekend work may be required.
