Job description

King’s College London are seeking a highly motivated, organised and capable individual to act as a Project Manager, supporting the Senior Project Managers within King’s E&F Capital Development Team to develop, procure and deliver a broad range of estate projects and development schemes valued from £0.5m to £30m+ across a diverse estate portfolio, including research and teaching facilities, student residences and office accommodation. Projects are varied and will include but are not limited to new build, refurbishment, adaptation and fit-out.

The post holder will be expected to report to the Senior Project Manager and work with the Associate Directors for Real Estate Development to support the management of projects and consultant Project Teams, to ensure the delivery of an effective, professional project management and development management service. This will ensure the College’s substantial and varied property portfolio is effectively maintained, improved and/or refurbished in accordance with the maintenance plan(s) and capital investment programme or under the direction of the Director of Development and Heads of Development.

The role involves providing support to the project team to ensure the effective day-to-day administration of projects and co-ordination across project work streams, with a particular emphasis on estates and construction-related issues.

The post is expected to be a development role, to assist the candidate with gaining the relevent expereince, skills and technical knowledge in order to progress to more senior project roles and attain an appropriate qualification e.g. Chartered Building Surveyor, Project Manager or other suitable equivalent.

This is a full-time, indefinite contract  post.


Key responsibilities
  • Support the SPM in the delivery of construction projects with the University and partner (e.g., NHS) premises.  
  • Dealing directly with contractors in the delivery of construction activity, reviewing performance, workmanship and Health and Safety matters where necessary. 
  • Assisting with the robust documentation required in support of capital projects, including assisting with relevant project meetings, note taking, tracking expenditure, filing project records etc. 
  • Inspecting works and recording through the University’s I-Auditor system, recording progress, issues, defects and any other relevant matters, escalating any issue appropriately with the SPM, the Associate Director or with the contractor or supporting consultants 
  • Assisting contractor with application of university and partner-organisation processes required in the preparation and execution of project activity, e.g., preparing appropriate Access Permit requests, evaluating RAMS, communicating planned outages and disruption to wider stakeholders etc. 
  • Supporting the development of project initiation documentation and assisting with the mobilising of projects. 
  • Coordinating relevant stakeholder activity and ensuring projects are suitably coordinated with other relevant activities e.g., with wider E&F stakeholders (FM services, Engineering, Health, Safety and Assurance team etc.), IT and other facilitating functions. 
  • Liaise directly with University Partners (e.g. NHS Trust) to gain the necessary permit to access, permit to work, services isolation approval , space requests and any other key documentation to allow project development within embedded spaces. 
  • Co-ordination of site inspections, reviews of technical standards, contractor’s proposals etc., with wider stakeholders 
  • Assisting the SPM with project conclusion e.g. capturing and recording handover documentation, witnessing activity, completion certificates and any other relevant project documentation etc.

Skills, knowledge, and experience 

Able to demonstrate knowledge and experience in the following: 

  • Construction Project Management. 
  • Project Planning (including preparation of Gantt charts and Risk Matrix). 
  • Health and Safety within construction activity. 
  • Familiarity with Construction Contract Management in particular, with the JCT suite of contracts. 
  • Able to work with challenging and complex stakeholder groups, dealing with people in a respectful and professional manner (written and verbal) while being able manage expectations, conflicting needs and deliver project requirements. 
  • Ability to manage and prioritise a complex set of duties in a multi-project environment and deal with pressure to deliver, in a professional and timely manner 
  • Excellent decision-making skills and the ability to develop innovative solutions. 
  • Able to identify, promote, plan and implement sound solutions to problems and challenges. 
  • Experienced at producing clear and concise written material for management information.  
  • Computer literate with word processing, database and spreadsheet skills (Windows environment)  
  • Able to manage own time work effectively, working remotely for long periods, to tight deadlines in a pressurised working environment 
  • An enthusiastic, flexible and innovative approach to all aspects of his/her work 
  • Specific experience of managing construction project in institutional environments (Universities, Hospitals etc); 2 years minimum, 5 years desirable 

Essential criteria  

1.       An appropriate qualification in the constructing project management to degree level or equivalent. 

2.       Experience in the direct management of contractors undertaking works in live environments. 

3.       Excellent communicator, able to withstand challenge from others, and respond always in a professional manner. 

4.       Able to produce project information to a professional standard, e.g. in the form of project reports, excel charts etc. 

5.       Computer literate with the ability to work in the Microsoft office suite as well as numerous other University digital tools. 

Desirable criteria

1.       Knowledge of a wide variety of contract forms including JCT and NEC. 

2.       Ability to develop comprehensive project programmes (Gantt Charts, using MS Project) (support will be provided if required). 

3.       Ability to use AutoCad. 

4.       Any relevant Health and Safety qualification.
