About the role
The Director, Development is responsible for overseeing property development planning and activities for all RMIT campuses in line with RMIT’s Location Strategy.
This role is responsible for overseeing Property Development reporting to the Executive Director, Property Services and assist in driving a culture of high quality, accuracy, consistency and completeness, cognisant of external influences such as the Enterprise Strategy.
As a member of the PSG Senior Leadership Team, this role is responsible for providing strategic direction to the campus Masterplan and management of RMIT estates.
This position requires a high level of strategic thinking, strong communication, collaboration and negotiation skills to leverage networks and influence outcomes, and strong technical skills including financial, planning, scheduling and risk management.

To be successful in this position, you’ll have
- Demonstrated ability to prepare and implement strategic plans for the development of mixed use precincts and sites including project delivery.
- Experience in and comprehensive knowledge of strategic risk management principles, including analysis, evaluation techniques, benchmarking, strategic planning, project proposal evaluation and business case preparation applications.
- Experience with and comprehensive knowledge of regulatory requirements in the built environment including property/facility management including relevant operating Standards and occupational, health & safety, security and environmental legislation.
- Experience leading high performing teams of development managers, town planners, quantity surveyors, project managers, valuers and analysts – in-house and outsourced.
- Experience in running successful leasing, acquisition and disposal campaigns and, the structuring and negotiation of complex transactions.
- Strong commercial acumen.
- Demonstrated ability to develop and nurture internal and external relationships, strategic alliances with relevant professional and government bodies and, develop effective networks with colleagues in other universities.
- Advanced financial skills.
- Extensive experience in strategic planning and the formulation of policies and procedures relevant to the provision of effective corporate and client services.
- High level of computer literacy.
- Advanced knowledge of property valuation (residual land, cashflow NPV, capitalisation, DVF, comparison), town planning and due diligence.
- Advanced program management skills.
- Advanced presentation and communication skills.

About the Portfolio
Property Services is located in the Operations Portfolio which is the services nucleus of RMIT and the focus for the development of the finance, people, infrastructure and systems that provide administrative capacity to the University.
Property Services has approximately 120 staff and has the responsibility to operate, maintain and enhance the buildings owned and leased by RMIT University, oversee construction projects and ensure the provision of facilities and asset management services. The Group owns $2.9b of property with an operating budget in excess of $80m and prospective capital projects of over $130M per annum for the next few years in Melbourne and Vietnam. RMIT's built environment involves approximately 110 buildings in Melbourne across all of RMIT's campuses and sites.
